Nashville, TN, US Location Report

By SBO+ Staff · Effective 2026-08-20

Opportunity and Market

Nashville is a major music and live-production market, but this report limits its numerical labor claims to official BLS metropolitan data. Across all occupations, the May 2024 mean wage was $30.92 per hour. [1]

Career Outlook

For career comparison, BLS reported mean hourly wages of $28.02 for educational instruction and library occupations and $33.34 for arts, design, entertainment, sports and media occupations. These broad groups are context—not a wage estimate for any particular employer or technical-training role. [1] [1]

Compensation

Compare an offer against the role’s actual schedule, travel burden and benefits rather than a single metro average. Tennessee does not tax earned income at the state level, although federal payroll and income taxes still apply. [1] [5]

Housing and Cost of Living

HUD’s FY 2026 Nashville-area Fair Market Rents are $1,507 for a studio, $1,578 for one bedroom and $1,730 for two bedrooms. These are program benchmarks for the broader HUD metro area, not live asking rents or a guarantee of availability near the worksite. Metro Nashville uses 30% of gross household income as its general housing-affordability threshold. [2] [2] [2] [4]

Commute

Metro Nashville reports a mean journey to work of 25.1 minutes. The actual burden can be materially higher for regional travel, event schedules or a worksite outside a candidate’s transit corridor. WeGo’s current system map should be checked against the verified worksite before choosing housing. [3] [6]

Community Snapshot

Nashville combines a large music-business ecosystem with significant housing pressure. This report makes no neighborhood safety or community-fit claim; candidates should compare specific housing locations with the worksite and their preferred transportation mode. [4] [6]

Local Economy

BLS metro occupational data show that both education-related and arts/media work form measurable parts of Nashville’s labor market. Those group averages do not establish demand for a particular opening, and no unsupported labor-shortage claim is made. [1] [1]

Relocation Considerations

Price housing near the actual Nashville worksite, test the commute at the required hours, confirm travel expectations, and compare benefits and paid time off. Tennessee’s lack of tax on earned income helps state-level take-home pay, but it does not remove federal taxes, sales taxes, housing costs or transportation expenses. [5] [2] [3]

What I Wish I'd Known Before Taking the Job

A role described as Nashville-based may still cover a much larger territory. For regional education, training or field-support positions, ask how many nights of travel are expected, whether travel time is work time, who pays expenses, and how often onsite delivery replaces a normal office day. Housing close to the office does not eliminate an Americas-wide travel load. [3]

Methodology

This report uses official BLS metropolitan occupational estimates, HUD FY 2026 Fair Market Rents, Metro Nashville planning and commute material, Tennessee tax guidance and the public transit authority’s current network map. Figures describe different geographies and effective periods, so they are presented separately and are not combined into a synthetic cost-of-living or salary-equivalency score.
